This is your lucky day - 15.8 acre estate lot in pastoral eastern Frederick County with "777" in the street address is available for your dream home. This lot features a mix of gently rolling hay field (6 acres +/-) and mature woods surrounding a small stream. Conveniently located 4 miles north of Mount Airy, 12 minutes to I-70 and 25 minutes from historic downtown Frederick. This property is building permit ready: perc test approved, well drilled drilled and plat recorded in 2023. Come enjoy nature and feel free to bring your horses, sheep, goats and chickens. This property will qualify for an agricultural use assessment for the woodland - Buyer and Seller to split the ag transfer tax equally. Lot is served by Potomac Edison (electric) and Comcast (cable tv & internet) via underground conduit. The Comcast conduit extends across Lot 3 to serve the Remainder - the trench runs along the eastern border of Lot 3 and is obvious (exposed dirt). The Comcast conduit terminates at a pedestal which is a few feet onto the Remainder - this will help you determine where Lot 3 ends and the Remainder begins. Prior to settlement, the Seller will record an easement for the Comcast conduit. Contract offers must include: 1) right for Seller to record the Comcast easement; and, 2) Buyer shall have 7 days to verify that the approved septic system can support a 3 BR home.
