Northern Virginia contains several of the country’s highest-income communities, but Loudoun County consistently stands out. Located west of Fairfax County and Washington Dulles International Airport, Loudoun frequently appears near the top of national rankings based on median household income.

According to the latest U.S. Census Bureau QuickFacts, Loudoun County had a median household income of $181,765 for the 2020–2024 period. That is nearly twice Virginia’s statewide median household income.

Why Is Loudoun County So Wealthy?

Loudoun’s high household income is supported by its location within the Washington metropolitan area and access to technology, cybersecurity, aerospace, defense contracting, consulting and government-related employment. Washington Dulles International Airport and the Dulles Technology Corridor have helped attract both employers and highly skilled workers.

The county also has a highly educated workforce. Census data shows that 64.6% of residents age 25 or older hold at least a bachelor’s degree. Many residents work in specialized fields that offer salaries significantly above national averages.

Employment access is particularly important in eastern Loudoun communities such as Ashburn and Sterling, which are close to Dulles Airport, major technology campuses and Route 28.

The Data Center Industry’s Role

Ashburn and surrounding areas contain one of the world’s largest concentrations of data centers. The industry benefits from Loudoun’s extensive fiber-optic infrastructure, proximity to major population centers and access to an established technology workforce.

Data centers contribute substantially to the county’s commercial tax base, but they are not the only reason residents earn high incomes. Government contracting, aviation, healthcare, professional services, cybersecurity and technology companies all support Loudoun’s economy.

Where Are Loudoun County’s Most Affluent Communities?

Loudoun does not have one uniform housing market. Eastern Loudoun generally offers denser development, newer planned communities and convenient access to major employment centers. Western Loudoun provides more rural land, historic towns, equestrian properties and larger residential lots.

Ashburn real estate includes master-planned communities, luxury townhomes, condominiums and newer detached homes. Leesburg homes for sale range from properties near the historic downtown area to newer subdivisions and estate communities.

Aldie and Brambleton attract buyers seeking newer construction and community amenities, while Middleburg is known for historic character, equestrian properties and country estates. Sterling offers established neighborhoods and convenient access to Route 28, Dulles Airport and Fairfax County.

Does High Income Make Loudoun County Affordable?

High household income does not necessarily mean Loudoun County is affordable. Census figures place the median value of owner-occupied housing units at $743,800, while median monthly owner costs for households with a mortgage were approximately $3,270.

Actual home prices vary considerably by community, property type, age, lot size and location. A condominium in Sterling, a townhome in Ashburn and an estate property in western Loudoun serve very different buyers and should not be evaluated using one countywide average.
